The governance of a community association affects the elected volunteer leaders who are engaged in the actual governance of the association and the homeowners or renters who live in the association. Association boards make decisions on a wide variety of issues ranging from when meetings are scheduled—to how the association will collect past due assessments—to whether the association will establish a reserve account.
Below you will find a list of commonly asked questions that we routinely receive from community association volunteers and homeowners. Many of these questions are governed by the law of your state and the answers should not be supplemented for obtaining the advice of a lawyer who practices community association law in your state. Most important thing to know is that a Board should do all in their power to move quickly, fairly and unemotionally toward a reasonable settlement if matters require the attention of the Declarant after turnover.
We are often called upon to walk a fair and professional line between the Community and Developer. Our goal is a swift resolution with minimal legal and professional fees. The law is clear as to what the Developer must do and the law is clear as to what the Association may expect. Those on either side expecting more will likely be disappointed with additional professional and legal fees.

One of the most frustrating things is to see a maintenance issue, report it and then fester while it seems to take forever to get resolved. Here you will find the ways to report your problems as well as a complete understanding of the processes, timelines and policies that most communities employ to balance the tradeoff between expediting service and minimizing frequent service calls. You will also gain an understanding about how long a repair should take. While the length of time may not provide you with much satisfaction, at least if you do have to call again to report a matter twice, you will feel justified in doing so!
