Dear Screening Applicant;           

This information and the attached property grid is to provide you specific details about the property where you are applying for residency.  To the best of our knowledge, these are accurate and these are some of the more critical rules.  You should consider this overview before you move in.  Please thoroughly read your community's documents before making application.  Please use the grid as a guideline and be sure to understand all of the rules before you make a commitment.  

The Boards of Directors have up to 30 days to review your application.  Typically, the process takes 10-14 days to complete your background investigation and its review by the Board. However, processing time depends in a large part on the accuracy and completeness of your information.  More often than not, it is one's previous landlord or employer who is slow to respond.  Therefore you may have to wait; we ask for your patience.  Fees are non-refundable.

Where the Screening Fee block below says Application Only; you must complete the attached application in its entirety and submit it prior to move in.  However, you will not be screened.

To compute the fee, follow this illustration.  Note that below a typical fee is $100.  This is the fee for a married couple.  It is also the fee for a single person.  An additional $100 and an additional application would be required for each unmarried roommate.  An additional $100 and completed application  is required for each child over the age of 17.  This means that the requirements for a married couple with a child age 18 and 20 and 22 would be four applications and $400. 

If you delayed sending in your application, we can expedite this and turn around the investigative part between one and two days.  If you would like the investigation done, and the application to the Board of Directors, within 48 hours, there is  separate $100 rush fee made payable to: A Paradigm Company. You do not need to pay this unless you need the matter handled in a few days.  Regardless of the rush fee, the Board of Directors may still need a few days to review your application.

We are not trying to encourage a rush fee, but it is an option for those who did not plan well or have an emergency situation. Independent of this, we strive for final completion within two weeks from our receipt of your fully completed application. Since the investigation is the primary reason for non-qualification, there is little chance of rejection if your background is fine and if you have been a good neighbor at prior residences.

 Comment with respect to Leasing Restrictions:  Almost all associations have some limitations or restrictions with respect to leasing.  Examples of very common ones are limitations restricting the number of persons permitted to live in the unit; Another limitation typically requires persons visiting longer than a few weeks may also require screening.  Another common restriction prohibits persons to lease their unit for periods less than one year.  If you have concerns about lease restrictions or any other issues; please read your community documents before you acquire your new home. Some city and county municipalities require registration in order to allow leasing. In those cases, proof of municipal registration is required.

The application requires multiple entries of your name and address and other general information.  We apologize for the inconvenience, but this allows us to keep your personal information private.  This allows separation of information for the portions needed by various Committees and departments
