How it Works...Who Does What.

U-Manage is your accounting staff and department:  Our fully integrated system will provide you and your Board real-time financial information.  U-Manage brings strong administrative and accounting support to handle all aspects of processing payable's, bank reconciliations, reserve transfers and posting, coupon-lock box, credit card processing and issuing monthly financial statements.  As data is processed, information is available in real-time, online to you and your Board. Your Board may print and review their financial statements online or receive them by email.

Delinquent accounts are also processed by U-Manage according to your association's collection policy. Late notices, demand letters, liens - remember we follow your policy or we can be completely hands off, leaving you fully in charge. In either instance, reports and account details are available online for you to review, print or email

Violations and Property Inspections are up to you, but� are easily tracked on our on-line solution once your community's policy is set.  Violations remain active until you close them and auto reminders are generated.  Our optional "Mobile Manager" offers the ability to actively process violations while in the field.  All letters are "tacked" on to the owners account. Excellent reporting formats will keep your Board well aware and impressed with your hard work and exactly what you have done for them today!

Payables processing start with your vendors mailing all invoices to your U-Manage payable lock box.  Invoices are scanned completely viewable online. You and/or your Board are notified by email to log onto their online portal any time an invoice requires approval. Approval, coding and the release of funds is entirely in your hands or the Board's depending upon approval policy.  Options are available for each invoice. Hold for more information, reject or approve. 

Our solution provides you with the tools to process and track CCR-Architectural Requests.  Color scan paint samples, track critical dates, allow for multiple approvals.  Our system will work with your community's policy. Furthermore, lets make this easier by adding preset reminder emails and the automatic issuance of a letter upon modification, acceptance or rejection of an application.

Work orders are easy to complete online and track from start to finish.  Our solution integrates vendors, owners, amenities to make your work quick and efficient. Detailed reporting is a great tool to track your progress on a long term project. Share these reports with the Board and watch the phone calls and micromanagement stop. We guarantee that our solution will keep your Board will abreast of their community's day-to-day maintenance and ongoing projects.

Websites are provided to each association.  Every member may access their account to check on outstanding work orders, the flow of a CCR request, look over their violation history, and payment history.  Owners may also pay online by charge card or e-check.  Honestly, won't this help to keep some of the phone calls down?  If not consider self service online clubhouse/amenity booking and reservations.  Not enough?, what about voting?  Posting approved paint colors, plans�use your imagination to make your life easier�and give your residents what they want without waiting.

U-Message is a tool that all of our clients love. Wouldn't you agree that neither mail nor email or posted signage are effective communications for owners with respect to matters of urgency or for last minute reminders?  U-Message is the only effective communication tool that we know of.  Your one recorded phone message will be phoned any group or  to all members of your community within the hour.  "Don't forget our annual meeting tonight!"  "Hurricane Alert - the gates will remain open."
