Our History and Management Style

About us

  • We have been in business of managing condominiums, homeowner associations, master associations and planned unit developments since 1988; in Association Management and multi-family housing since 1982 and the principals licensed in Real Estate since 1969.
  • We currently manage over 85 Associations, both condominiums and homeowners associations.
  • We have a state licensed investigative agency and encourage background checks on all association employees and multifamily residents.

Our Management Style

  • We subscribe to a team approach – The Board owns the team; we (the Management Company personnel other than the Manager) are the coach and the Manager is the player.
  • Based upon our knowledge and experience, we advise, push, cajole, but ultimately you, the Board must decide and we support your decisions 100%.
  • The Board, the Management Company and the Manager are all part of the team.  It is up to the Manager to make things happen.  It is up to the Board to give the manager the authority and direction. It is up to the Management Company to ensure cohesiveness between the Manager, the Board and the Community.
  • As your Management Company, we try to protect the Board by handling as much Association business as the Board will allow.  We believe that the personal time of the Board should not invaded by demands of residents, unless this is the desire of the Board.
  • We reward your Manager by allowing the Manager to share in the success of the team.  The Manager’s salary is based in a large part upon what your Association pays in fees to the Management Company.  The Manager knows that if they fail to provide good service, your business may go to another company or Manager within our company.
  • Accordingly, our Managers decide their workload. Unlike other companies, properties are never forced on a Manager.  We demand that our Managers have family time and a well-balanced life.  We meet with our Managers regularly to determine the quality of service they provide.  How could we as a company coach your Manager if we never met or interacted with the Manager.

What is important to you will be important to us.  We hope that the items that follow are important to you.

  • A proactive approach to physical problems likely to occur as a result of your communities unique components
  • A proactive approach to reserves
  • Short-term and long-term financial well-being
  • Striving regularly to assess and improve upon all facets of communication
  • A plan to ensure continuity in Community/Board leadership
